Met Condo Market Update — October 2026
Data cutoff: October 4, 2026, 12:37 p.m. Pacific.
This October edition reports completed September and July–September results. Its inventory snapshot is historical, from October 4; it is not current inventory and has not been refreshed since that date.
September results at The Met
The September sample contains three closed Met condominium listing records. Their median closing price was $555,000, and their median reported days on market was 57. With so few sales, one different unit can materially change the monthly figures.
For more context, the July–September quarter contains 14 closed condominium listing records. Its median closing price was $503,000, and its median reported days on market was 38.5.
| Reported measure | September 1–30 | July 1–September 30 |
|---|---|---|
| Closed listing records | 3 | 14 |
| Median closing price | $555,000 | $503,000 |
| Median reported days on market | 57 | 38.5 |
| Median sale price as a percentage of final list price | 99.1% | 99.0% |
September is part of the quarter, so these columns are not independent before-and-after periods. The unit mix also differs: September includes two three-bedroom sales and one two-bedroom sale. The quarter includes two one-bedroom, ten two-bedroom and two three-bedroom sales. Comparing their medians does not establish appreciation for a particular floor plan or for your condo.
Historical inventory snapshot — October 4
The address-matched feed shows 24 Active Met residential listing records, two Active Under Contract and three Pending at the cutoff. Active Under Contract and Pending describe separate stages; they are not completed sales. No Coming Soon record was returned in this defined feed query.
This is a point-in-time snapshot. Listings can change status or price after the cutoff, and feed coverage is not a count of every owner considering a sale. Asking prices are seller proposals, not evidence of the price a buyer ultimately pays.
October is still in progress. The one available October 1–4 closing is not presented as a completed-month market result or a reliable October median.
What to review before choosing your price
Use these figures to frame a conversation, then narrow the evidence to your own unit. Review its bedroom count, actual layout, condition, exposure and competing units. Ask which recent sales are comparable and what remains different about them. A monthly or quarterly median alone does not set your asking price or predict the timing of your sale.
Preparation also affects your timeline. Use the Met seller page to organize your next steps, and keep current association and transaction document questions alongside the marketing plan.
Contact Alex to discuss your Met condo and your timing. A property-specific review can put the community figures in context.
