HOA Document Questions Before Selling a Met Condo

When selling a condominium at The Met Warner Center, organize your association-document questions early. Start with the Met HOA resources page and the official community resources, then ask the appropriate management or transaction professional how to obtain current documents for your sale.

Ask which documents apply
California Civil Code section 4525 addresses condominium association information provided in a sale, including governing documents, financial and assessment information, specified notices and reports. The current text includes a request-dependent board-minutes provision. Use the official statute with your transaction professionals to identify the documents and requirements that apply to your sale. This question list is not a certification of compliance or a substitute for the transaction’s disclosure process.

Ask the person preparing the transaction documents to resolve applicability and completeness. A blank answer should remain an open question.
Keep versions and questions together
Create a private document register with four columns: document name, date received, source and question still open. Add the version or effective date when the document provides one. If two copies disagree, retain both and ask which one applies. Avoid replacing a transaction document with a convenient older website download.
Store the packet in the private transaction folder agreed with your professionals. Keep unit-specific balances, notices and personal information out of public marketing and public website uploads.
Confirm the delivery process
Ask how to order the packet, the quoted fee, the expected turnaround, and who receives it. Record the answer and date. Check again if the planned closing or move schedule changes; this article does not quote a Met fee or guarantee a delivery time.
Useful coordination questions include:
- Who tracks the request and follows up on missing pages?
- Who checks the packet against the transaction’s requirements?
- Where will questions from the buyer, escrow or lender be directed?
- What separate move or access arrangements should the owner confirm?
These questions help assign follow-up; they do not determine a buyer’s loan eligibility, an association’s insurance sufficiency or the legal effect of a restriction.
